Abstract:

A system and method for implementing a real estate digital personal assistant by receiving a digital representation of an utterance by a real estate digital personal assistant based on at least an analysis of the utterance, providing a visual representation and an audio representation of the utterance, the utterance requesting to search classifiers associated with a real estate property. The method presents visually the utterance and then searches a network and real estate data sets to identify a plurality of eligible responses, each eligible response including: at least one digital image at least one classifiers and a speech, and wherein the speech is performed by a voice of a person or a simulated person then selecting one of the eligible responses and displaying a text explanation and offering an audio explanation performed by the real estate digital personal assistant.

Claims:

1. A method for implementing a real estate digital. personal assistant, the method comprising: a. generating an utterance; b. receiving the utterance and forming a digital representation of the utterance by the real estate digital personal assistant, wherein the real estate digital personal assistant comprises a processor connected to a data storage and a domain free interface traverser in the data storage; c. analyzing the digital representation of the utterance and providing a visual representation with at least one classifier and/or an audio representation of the utterance with the at least one classifier, wherein the digital representation of the utterance comprises: from 1 classifier to 3 classifiers, each classifier comprising predefined verbiage associated with a real estate property, the at least one classifier selected from the group: a city and a state, a zip code, a school name, a school district, a county, an area search, a subdivision, and longitudes and latitudes defining a geographic location; d. providing a visual confirmation of the digital representation of the utterance; e. searching a network with a plurality of websites using the domain free interface traverser to identify a plurality of eligible responses using the at least one classifier, the plurality of eligible responses include: at least one digital image with the 1 classifier to 3 classifiers, each classifier with the predefined verbiage associated with a specific real estate property, and a speech comprising the 1 classifier to 3 classifiers, each classifier with the predefined verbiage associated with the specific real estate property, wherein the speech is performed by a voice playback, wherein the voice playback is a voice of a person or a simulated person reciting each of the plurality of eligible responses; f. selecting one of the plurality of eligible responses; and g. displaying the selected response as a text explanation with text and an audio explanation with audio information for playback by the real estate digital personal. assistant.

2. The method of claim 1, wherein the plurality of eligible responses is provided in a plurality of foreign languages.

The method of claim 1, wherein the real estate personal digital assistant comprises: a microphone, a speaker, both connected to the processor connected to the data storage and a display with a power supply, the real estate personal digital assistant configured for transforming the utterance into the digital representation of the utterance.

4. The method of claim 1, wherein the 1 classifier to 3 classifiers are provided in a plurality of foreign languages.

5. The method of claim 1, further comprising applying additional classifiers to the selected response.

6. The method of claim 5, further comprising generating a filtered search.

7. The method of claim 1, wherein at least one of the plurality of eligible responses comprises an animation associated with the real estate property.

8. The method of claim 1, wherein the plurality of eligible responses comprise: video content suitable for display within a user interface of the real estate digital personal assistant or musical content suitable for playback by the user interface of the real estate digital personal assistant.

9. The method of claim 1, wherein the digital representation of the utterance is a natural language utterance.

The method of claim 1, wherein the plurality of eligible responses include: a link to connect to a website suitable for display within a user interface of the real estate digital. personal assistant, and which a link can be activated by the user to access additional content associated with the real estate property.

The method of claim 1, wherein identifying the plurality of eligible responses to the utterance comprises: matching the utterance to a particular utterance type within a hierarchical tree of utterance types, each utterance type in the hierarchical tree of utterance types having one or more responses associated therewith.

The method of claim 1, wherein identifying the plurality of eligible responses to the digital representation of the utterance comprises: determining the utterance is associated with a real estate detail of at least one of: a utility bill, a permit, and a scheduling of showings of the real estate property, and in response to determining that the utterance is associated with the real estate detail, identifying one or more eligible responses associated with that real estate detail.

The method of claim 1, wherein a selected eligible response from the plurality of eligible responses is selected to visually display or provide audio playback by the real estate digital personal assistant, and wherein the audio playback includes sending an audio file that includes the speech or information to a computing device executing the real estate digital personal assistant.

14. The method of claim 1, wherein a selected eligible response from the plurality of eligible responses is displayed or played back by the real estate digital personal assistant by using a text-to-speech component of the real estate personal digital assistant to generate the speech.

The method of claim 3, wherein the real estate personal digital assistant comprising using at least one of: a forwarding feature initiated by voice activation or by a physical activation feature connected to a user interface control enabling the user to forward selected eligible responses to an email address.

16. The method of claim 3, comprising using a web-based user interface enabling the user to access the one or more real estate property item details simultaneously by tapping on the web-based user interface installed on the real estate digital personal assistant.

17. The method of claim 1, wherein the real estate digital personal assistant is a mobile computing device associated with the user that is selected from the group: a smartphone, a cellular phone, a tablet computer, a desktop computer, a laptop computer, and a wearable computer.

18. The method of claim 1, wherein the plurality of eligible responses are from real estate property multiple listing services.

19. The method of claim 1, wherein the plurality of eligible responses includes an indication that the real estate property is for sale and indication that the real estate property is not for sale.

20. The method of claim 3, comprising a voice activation feature enabling the user to perform at least one of: make an offer to purchase the real estate property at the geographic location, enable the user to access the one or more real estate property item details, confirm the visual representation is correct, and confirm the audio representation is correct.

[0001] The present application claims priority to and the benefit of co-pending U.S. Provisional Patent Application Ser. No. 62/438,433 filed on Dec. 22, 2016, entitled "REAL ESTATE SEARCHING SYSTEM AND METHOD". This reference is hereby incorporated in its entirety.

FIELD

[0002] The present embodiments generally relate to a system and method for using a desktop or mobile application for accelerated real estate searching using artificial intelligence, machine learning, predictive analytics, and image recognition.

BACKGROUND

[0003] A need exists for an accelerated real estate searching system and method that is voice activated and uses natural language verbal requests as well as natural language text to voice searching to search for and provide a plurality of eligible results on real estate property.

[0004] The present embodiments meet these needs.

DETAILED DESCRIPTION OF THE EMBODIMENTS

[0012] Before explaining the present system and method in detail, it is to be understood that the system and method are not limited to the particular embodiments and that it can be practiced or carried out in various ways.

[0013] The present embodiment relate to a system and method for real estate searching.

[0014] The embodiments further relate to a system and a method for implementing a real estate digital personal assistant by receiving a digital representation of an utterance by the real estate digital personal assistant.

[0015] The system and method can use at least an analysis of the digital representation of the utterance and can provide a visual representation and an audio representation of the utterance.

[0016] The digital representation of the utterance can request to search real estate property using from 1 classifier to 3 classifiers. Each classifier can have predefined verbiage associated with a real estate property.

[0017] The system and method present visually the digital representation of utterance.

[0018] In embodiments, the real estate digital personal assistant then searches a network and a variety of real estate data sets including multiple listing services to identify a plurality of eligible responses.

[0020] The speech of the eligible responses can be performed by a voice of a person or a simulated person of the real estate digital personal assistant.

[0023] Embodiments of the invention can help elderly people in that they do not have to learn new technology but can acquire accurate real estate information and not be misled by an unscrupulous real estate broker.

[0032] The term "digital representation of an utterance" as used herein refers to a voice activation or speech recognition of spoken words, wherein the spoken words can be in a natural language.

[0033] The term "plurality of eligible responses" as used herein can include but are not limited to a quantity of real estate properties that exactly match the classifiers used in the digital representation of an utterance and can include (i) a picture of the real estate property, (ii) a link to share the real estate property on social media, (iii) a listing price for the real estate property, (iv) an address of the real estate property (v) a square footage of the real estate property, (vi) number of bedrooms of the real estate property, (vii) status of the real estate property as for sale or for lease, (viii) an add more classifiers button, (ix) a keyboard button, which actuates display of a keyboard enabling a user to type a search request, (x) a save the real estate property to a favorite list button, (xi) a map button and (xii) a menu button to display menu choices of logging into and out of account, and creation of a user profile. A filter button can also be displayed and used, which can permit editing or deletion of the utterance.

[0034] The term "predefined verbiage" as used herein refers to common real estate terms used by listing agents and multiple listing services to define real estate property.

[0035] The term "real estate digital personal assistant" as used herein refers to a software product that is capable of determining that a user has asked a question or made a statement that is intended to engage with a digital personal assistant to obtain information or perform some other task on behalf of the user. In response to determining that the user has asked such a question or made such a statement, the digital personal assistant provides a response thereto by displaying or playing back a plurality of eligible responses associated with a real estate property. The digital personal assistant can provide the response by displaying within the user interface of the digital personal assistant text that comprises information on the real estate property.

[0036] The term "real estate property" as used herein refers to houses and lots regardless of whether they are residential, or commercial, and can include foreclosures, timeshares, short sales, town houses, condominiums, short term leases and rentals, and can also include RVs and boats.

[0037] The term "speech" as used herein refers to a volume controllable playback of the information in the plurality of eligible responses which can be modified by gender of speaker, accent, language, and rate of speech.

[0038] The term "user" as used herein refers to a human or a computer having artificial intelligence capable of audio speech.

[0039] The term "visual representation" as used herein refers to photographs, video, a 3D model, a live video feed, or a graphic image showing a real estate property, a portion of a real estate property or a map of a geographic location with the real estate property.

[0040] Turning now to the Figures, FIG. 1 depicts a diagram of the system according to one or more embodiments.

[0041] In embodiments, a user 10, such as a person, can provide an utterance 12 to a real estate digital personal assistant 14, which is shown as a cellular phone with specialized real estate computer instructions and/or application installed therein.
